Building recertification is the county structural and electrical inspection that confirms a building remains safe to occupy, and in Broward and Miami-Dade it is also how the state milestone inspection requirement is satisfied. Each county sets the trigger age from the Certificate of Occupancy, and a licensed professional engineer seals the report filed with the county.

Broward County requires recertification at 25 years from the Certificate of Occupancy and every 10 years after. Miami-Dade County requires recertification of buildings of three or more habitable stories: three-story-or-higher condominiums and cooperatives with a Certificate of Occupancy of 1998 or later within Miami-Dade’s 3-mile coastal zone trigger recertification at 25 years; all other qualifying buildings trigger at 30 years, and every 10 years after (Miami-Dade County Code §8-11(f)(ii)(1)).

Broward County requires recertification at 25 years from the Certificate of Occupancy and every 10 years after. The Building Safety Inspection Program applies countywide under the Board of Rules and Appeals.
