01 / Direct Answer

When is your building’s recertification due?

Pompano Beach buildings follow Broward County’s 25-year trigger under BORA Policy 05-05, counted from the Certificate of Occupancy, then every 10 years. The county recertification program is how the milestone requirement is administered and satisfied in Broward County — one inspection process, not two.

02 / City Process

How Pompano Beach runs the program

The City of Pompano Beach Building Department administers Broward County’s Building Safety Inspection Program. Notices go out between June 1 and August 31 each year. The inspection report is due within 180 days of the notice, and required repairs are due within 180 days of the date of the Building Safety Inspection Report. The city may allow an extension of not more than 60 days. The fee is $350 per building or structure, due at report submittal. Structural and electrical safety inspection reports are performed by a Florida licensed Professional Engineer or Florida Registered Architect. Case status and payment are handled through the city’s Click2Gov portal.

Local Context

More than condominiums

The milestone statute, F.S. §553.899, reaches condominium and cooperative buildings of three or more habitable stories. Pompano Beach’s Building Safety Inspection Program covers far more: any building in any occupancy group of 3,500 square feet or more that is not exempt, including commercial and industrial properties, plus attached elevated decks, balconies, docks, seawalls and parking garages.

So the owner of a commercial building can owe a recertification even though the state milestone law does not apply to it.

Exempt from the program

  • U.S. Government buildings
  • State of Florida buildings
  • Structures on sovereign tribal lands
  • Broward County School Board buildings
  • Single-family through four-family dwellings with three or fewer habitable stories above ground
  • Fee simple townhouses
  • Buildings in any occupancy group under 3,500 square feet
  • Railroads and ancillary facilities

Required forms — the Structural Safety Inspection Report, Electrical Safety Inspection Report and Re-Inspection Affidavit — are published on the city’s Building Safety Inspection Program page.

Common Questions

Pompano Beach BSIP Questions

When is recertification due for a Pompano Beach building?

Pompano Beach buildings follow Broward County's 25-year trigger under Broward County Board of Rules and Appeals (BORA) Policy 05-05, counted from the Certificate of Occupancy, then every 10 years from the original required inspection date.

Does the Pompano Beach program apply to commercial buildings?

Yes. The Building Safety Inspection Program covers buildings in any occupancy group of 3,500 square feet or more that are not exempt, including commercial and industrial properties. Attached elevated decks, balconies, docks, seawalls and parking garages are included.

Who can perform the Pompano Beach safety inspection?

The structural and electrical safety inspections must be performed by a Florida licensed Professional Engineer or a Florida Registered Architect.

How long do I have after the notice, and to complete repairs?

The inspection report is due within 180 days of the notice. Required repairs are due within 180 days of the date of the Building Safety Inspection Report. The city may allow an extension of not more than 60 days.

Does recertification also satisfy the milestone inspection?

Yes. BORA Policy 05-05 states that the Building Safety Inspection Program serves as compliance for both phase one and phase two milestone inspection requirements. The county recertification program is how the milestone requirement is administered and satisfied in Broward County — one inspection process, not two.
