When is a Riviera Beach or Singer Island milestone inspection due?
At 30 years from the certificate of occupancy, then every 10 years, for condominium and cooperative buildings of three or more habitable stories. That is the statewide default under F.S. §553.899(3), and it applies to Singer Island buildings as well as those on the mainland side of the city.
Palm Beach County has no countywide ordinance, so each municipality is its own Local Enforcement Agency. No adoption of the 25-year option under F.S. §553.899(3)(b) has been located for Riviera Beach, despite the city’s substantial coastal inventory.
