Ledger for Palm Beach County: no countywide rule, 30-year statewide default with each city its own local enforcement agency, 25 years where Boynton Beach, Highland Beach and coastal Boca Raton adopted it, with SIRS as a separate requirement.

01 / Direct Answer

When is a Lake Worth Beach milestone inspection due?

At 30 years from the certificate of occupancy, then every 10 years, for condominium and cooperative buildings of three or more habitable stories. That is the statewide default under F.S. §553.899(3). Palm Beach County has no countywide ordinance, so each municipality is its own Local Enforcement Agency, and Lake Worth Beach has not adopted the earlier trigger.

Ordinance 2022-25 integrates the 30-year requirement into the city code. No subsequent adoption of the 25-year option under F.S. §553.899(3)(b) has been located.

02 / City Process

A city ordinance is not always an earlier deadline

Boards sometimes read the existence of a local recertification ordinance as evidence of a 25-year trigger. Here the ordinance does the opposite: it writes the statewide 30-year requirement into the city code. The date is the same as it would be with no ordinance at all, and what the ordinance governs is the filing process.

Boards should confirm their building’s status and filing procedure with the Lake Worth Beach building department. The countywide picture is on the Palm Beach County service page.

Estimate the filing date from the Certificate of Occupancy with the milestone deadline calculator, then review milestone inspections and building recertification.

Local Context

State Default, Separate SIRS

The Structural Integrity Reserve Study under F.S. §718.112(2)(g) is a separate requirement on its own 10-year cycle, measured from the creation of the condominium, not from the certificate of occupancy. Many associations owe both, and the two are scoped and delivered separately. See Structural Integrity Reserve Study (SIRS).

Beyond compliance filings, Fortis provides forensic investigations, building condition surveys, and building restoration oversight for Lake Worth Beach properties.

Your assessment will be performed and sealed by a Fortis PE working to the Fortis Standard.
