01 / Direct Answer

When is a Boynton Beach milestone inspection due?

At 25 years from the certificate of occupancy, then every 10 years, for condominium and cooperative buildings of three or more stories and for threshold buildings. Palm Beach County has no countywide ordinance, so each city is its own Local Enforcement Agency under F.S. §553.899, and Boynton Beach adopted the earlier trigger in Ordinance 22-025 on 14 November 2022.

The City of Boynton Beach’s recertification program is how the milestone requirement is administered and satisfied in Boynton Beach, for the buildings it covers.

02 / City Process

Which buildings the ordinance reaches

The scope matters as much as the date. Ordinance 22-025 reaches condominium and cooperative buildings of three or more stories, plus threshold buildings. A one or two storey building in Boynton Beach owes no milestone inspection at all, and it does not fall back to the 30-year default either.

Boards should confirm their building’s status and filing procedure with the Boynton Beach building department. The countywide picture is on the Palm Beach County service page.

Estimate the filing date from the Certificate of Occupancy with the milestone deadline calculator, then review milestone inspections and building recertification.

Local Context

City Program, Separate SIRS

The Structural Integrity Reserve Study under F.S. §718.112(2)(g) is a separate requirement on its own 10-year cycle, measured from the creation of the condominium. It is not part of the milestone inspection or the city recertification, and the two are scoped and delivered separately. See Structural Integrity Reserve Study (SIRS).

Beyond compliance filings, Fortis provides forensic investigations, building condition surveys, and building restoration oversight for Boynton Beach properties.

Your assessment will be performed and sealed by a Fortis PE working to the Fortis Standard.
